Challenge

The Bayview Apartments in Emeryville, California, is a picturesque community offering views of the nearby San Francisco Bay. We provided construction materials testing and special inspection services. Completing the building required a village of trades—more than 20 in all—so communication was essential.

Solution

We participated in weekly coordination calls and four-week look-ahead schedules. 

Condition changes due to outside factors could have caused lengthy project delays. Our materials inspection professionals responded at a moment’s notice when necessary to help keep the project on track. In some instances, our team was asked to conduct inspections on short notice – including some same-day requests, to have data ready for municipal visits. Our team used a suite of technology to seamlessly deliver information to our client. Device Magic mobile technology captured inspection data in real time. Because it was linked to our CMELMS platform, we were able to submit reports in as little as an hour. Compass, our online client portal, allowed the client to login any time to view their project data.

Results

With the timely response of our inspection teams and the project manager’s constant communication with the site superintendent, we met every municipal inspection requirement and positively influenced the successful, on-time delivery of the project. The apartment building is now part of a vibrant mixed-use neighborhood, with nearby shops and restaurants.
