Challenge

Piedmont Realty Trust needed to determine whether pavement repairs were necessary for the 2026 budget cycle across Buildings 400 and 500 and enlisted our team to analyze the current condition of two of its commercial buildings in Lake Mary, FL, including the asphalt parking lot and concrete sidewalks, to assess immediate needs and develop a proper long-term pavement maintenance plan. Without a detailed assessment, the team risked overspending on unnecessary repairs or deferring maintenance that could lead to more costly issues over time.

Solution

We began conducting a technology-based pavement assessment using our proprietary Pave-AI tool on the parking areas and by visually inspecting all sidewalks. With the information gathered, we produced a five-year pavement management plan covering approximately 8 acres.

The assessment utilized high-resolution drone-mounted cameras to capture video imagery of existing pavement conditions across all asphalt and concrete pavements at each building. The high-resolution video was converted into ortho-mosaic imagery and analyzed with machine learning (ML) and artificial intelligence (AI) software, technologies that use data and algorithms to automatically identify patterns and assess conditions, to assess the current pavement condition. The data was then input into the MicroPAVER database, an industry-standard pavement management system used to evaluate pavement condition and forecast maintenance needs, to perform degradation analysis on the pavements.

Results

At the conclusion of the assessments, Terracon produced a 5-year pavement maintenance plan for both buildings, including annual maintenance recommendations and cost estimates, providing this client with a plan to follow that will increase the life expectancy of their pavement.
