The Houston office provided professional environmental consulting services for a private real estate developer who was purchasing multiple adjacent properties in The Heights area of Houston. The properties consisted of a mix of aging industrial, retail, and residential uses, and were planned for retail redevelopment. Historically, one of the properties was used for oil refining, scrap metal recycling, steel products manufacturing, and automotive engine refurbishing. Terracon initially conducted Phase I Environmental Site Assessments (ESAs) on the properties. Based on the historical uses, an extensive subsurface site assessment was conducted on the industrial properties to evaluate the magnitude and extent of contaminated soil and groundwater. Remediation activities included the excavation and disposal of approximately 8,800 cubic yards of affected soil, and the site obtained appropriate regulatory closure through the Texas Commission on Environmental Quality (TCEQ). Multiple buildings required demolition for the proposed redevelopment, and Terracon completed asbestos surveys, asbestos abatement plans and specifications, and asbestos abatement monitoring to facilitate the demolitions in compliance with state and local regulations. The site has since been redeveloped with multiple high-end retail centers. This project is one example of Terracon’s turnkey environmental corrective action services.
