 Terracon completed a detailed property condition assessment and environmental site assessment for The Greenbrier Resort.

In December 2008, Terracon was engaged to complete a complex assessment of this National Historic landmark property. Terracon's in-house team of professionals completed a detailed property condition assessment and environmental site assessment, of "America's Resort," The Greenbrier Hotel in White Sulphur Springs, W.V., as part of the disposition of the property. The 6,500-acre site includes a 6-story Hotel building containing approximately 478,500 square feet with seven significant building sections that were constructed from 1913 to 2001. The building includes lobbies, bar, numerous parlors, two ballrooms, three restaurants with kitchens, conference facilities, theater, retail shops, and guest rooms. The property also has 721 guestrooms and includes 511 hotel rooms, 128 row cottages, and 20 estate houses. Included in the improvements evaluated, was part of an underground bunker structure, which was covertly designed in 1949 to accommodate the U.S. Congress and staff of approximately 1,100 people for a period of 60 days in the event of a nuclear attack. The two-story underground structure included an exhibit hall that could accommodate Congressional offices, if needed, but was openly utilized for exhibit space by the hotel, as a cover. Likewise, two adjacent, fixed-seat auditoriums were designed to accommodate the House and Senate. The existing culinary school was formally the kitchen and dining area needed to prepare and feed the Bunker's inhabitants its meals. Within two days of being hired to conduct the assessment, a team of 11 Terracon professionals from Atlanta, Orlando, Chicago, Lenexa, Dallas, and Denver began work at the resort. During our assessment, we identified nearly $47.5 million in immediate and short-term need costs required at the property. In less than one calendar month, and spanning two holidays, the team delivered all property condition assessment and environmental site assessment reports to the client. Terracon's ability to utilize staff from multiple offices allowed us to efficiently and effectively complete this fast-track project.
