Terracon provided a full range of development services for this multi-family residential site located on the north bank of the Tempe Town Lake including environmental, geotechnical engineering, materials testing, and facilities management services. The project included demolition of an existing residential development and construction of (1) a three-story townhome building housing 36 units, and (1) a five story building housing 254 units with an attached parking garage. Amenities include the leasing office, bike storage areas, two commercial tenant spaces, three live/ work spaces, community lounge, and fitness center. Site amenities include a swimming pool and landscaped courtyards. Environmental services included a Phase I ESA. Geotechnical engineering recommendations included shallow spread footing systems, post-tensioned foundations, and/or drilled shaft foundations. Multiple foundation options allowed the owner and contractor to select the foundation system(s) that best benefitted the project development schedule and budget. Construction services included special inspection during concrete placements, post-tensioned concrete inspection prior to and during stressing of tendons, masonry special inspection of elevator shafts, and structural steel and welding inspection during steel and welding construction. Prior to construction, Terracon facilities professionals performed a pre-construction document review and construction hard cost evaluation. Throughout construction, the facilites group performed monthly construction progress observation reports.
