The Sienna Ridge Apartments were originally constructed in the 1970s and contain 32 multi-family apartment buildings, laundry rooms, workout room, and leasing office. Greystar Real Estate had received complaints on low water pressure and low hot water temperatures at a number of the apartments at the site. GE Capital Real Estate retained our mechanical engineers to conduct an assessment of the existing domestic water plumbing systems and prepare a report of needed repairs and upgrades. Our engineers conducted a forensic assessment of the domestic water piping systems provided recommendations on repairs and upgrades of the systems including replacement of the below and above grade piping. GE Capital Real Estate authorized our engineers to develop mechanical construction documents including drawings and specifications for replacement of the below and above grade piping, fixtures, water pumps, boilers, and storage tanks at all buildings on the site. The construction documents for the mechanical upgrades were provided to GE Capital Real Estate for final project costing, scheduling of work, and executing the required general construction. Construction administration activities included submittal reviews and performing periodic site visits during construction.
