Terracon’s Facilities Engineering Group completed a property condition assessment (PCA) of Rockefeller Center in New York, NY as part of a change in ownership, and then again as part of the refinancing of the asset.

Rockefeller Center, designated by the New York City Landmarks Commission as a historic landmark, consists of an 11-building complex containing office, commercial and assembly occupancies. The site was constructed between 1931 and 1939 in a six city-block area. The property is a 12-acre parcel, excluding the nearly one-acre Rockefeller Plaza pedestrian street. This landmark facility is approximately 70 years old.

The PCA identified and documented the general condition and quality of the property as well as deficiencies that could have a deleterious effect on the property value. The inspection and assessment were performed on interior and exterior building components, mechanical, electrical, plumbing and elevator systems including site improvements. A team of architects, engineers and specialty consultants gathered information from the property management, as well as the local building code, zoning and fire departments. A written report complete with photographs, graphics and cost estimates for recommended remediation was provided.
